 In a high-level virtual meeting with MHADA officials, Deputy Chief Minister Eknath Shinde directed that housing prices in the Chitalsar-Manpada layout in Thane be calculated using the 2020-21 Ready Reckoner rates instead of the inflated 2025-26 rates. Under the revised pricing, the cost of these flats is expected to come down to approximately ₹44 lakh to ₹46 lakh. The decision resolves severe disparities where homebuyers in the same complex were being quoted vastly different prices due to the timing of partial versus full occupancy certificates.

  Addressing the concerns of previous applicants, Deputy Chief Minister Shinde clarified that 434 winning beneficiaries who have already submitted their acceptance letters will have their allocations safeguarded. Meanwhile, for the remaining unallocated flats out of the 1,173 units in the housing scheme, MHADA will conduct a fresh lottery draw reflecting the reduced price structure. This measure ensures fairness across all allotments within the same residential complex.
