Mumbai Airport Funnel Zone Fadnavis Orders Fast-Track Redevelopment for Restricted Buildings

Mumbai Airport Funnel Zone: Chief Minister Devendra Fadnavis has directed authorities to speed up the redevelopment of old buildings restricted under the funnel zone of Chhatrapati Shivaji Maharaj International Airport, as well as those affected by height restrictions near the Juhu Military Transmission Station.

The funnel zone — an area under flight-path height restrictions — covers buildings in Santacruz, Vile Parle and Kurla. Chairing a review meeting at Vidhan Bhavan, Fadnavis instructed the concerned mechanisms to accelerate redevelopment clearances for these structures. He also ordered that redevelopment work for buildings restricted by the Juhu military transmission station norms be fast-tracked.

The meeting was attended by Cultural Affairs Minister Ashish Shelar, Minister of State for Urban Development Madhuri Misal, MLAs Amit Sattam and Parag Alavani, Additional Chief Secretary (Urban Development) Asim Kumar Gupta, and BMC Commissioner Ashwini Bhide, among others.

Mumbai Airport Funnel Zone:  Key directives from the CM

The BMC must decide where the “potential” FSI (Floor Space Index) for funnel-zone restricted buildings should be applied.
Authorities should examine whether higher FSI — linked to road-widening norms — can be clubbed with adjacent or nearby construction.
Restricted buildings should be granted high-potential FSI based on road width, to enable viable redevelopment.

The Urban Development Department should regulate and oversee all housing bodies operating in Mumbai, including SRA, MHADA and CIDCO.
The BMC should prepare a mapping exercise of all funnel-zone restricted buildings.

Redevelopment of Juhu military transmission-restricted buildings should be completed on a fast-tracked timeline.
Clubbing of construction with higher FSI should be approved to enable viable redevelopment of affected buildings.
